    Overheating Assessments for New Builds

New-build projects must meet the requirements of Part O of the Building Regulations. Trust EAL Consult’s knowledge and experience of the regulations to guide the process and provide solutions if a project fails.

Part O was introduced in 2022 to reduce overheating, and protect the welfare of building users and residents. As the climate changes and the UK experiences consistently higher temperatures, the negative effects of overheating in buildings are becoming more widespread.

Part O focusses on limiting solar gain by providing methods of external shading such as shutters or overhangs and by reducing the overall area of glazing in a building. The regulations also require adequate methods, preferably passive, for removing heat from the indoor environment.

Part O compliance must be considered alongside compliance with other elements of the Building Regulations, such as Part L (Conservation of fuel and power).

Talking everything through and understanding of the requirements for the project ensures support from initial design to completed development. An overheating assessment report is delivered to satisfy the building control officer.

    Our Services: Residential

    • Building categorisation – Assessment of overheating risk using data from TM49 and TM59 or Part O – simplified overheating assessment
    • Daylight calculations – Calculating the volume of natural light entering the building
    • Solar gain calculations – Calculating the heating effect of sunlight entering the building
    • Ventilation surveys – Assessing the provision of cross-ventilation and purge ventilation
    • Dynamic Thermal Modelling – Calculations and modelling for more complex development.

    Our Services: Commercial

    • Building categorisation – Assessment of overheating risk using TM52 data
    • Daylight calculations – Calculating the volume of natural light entering the building
    • Solar gain calculations – Calculating the heating effect of sunlight entering the building
    • Ventilation surveys – Assessing the provision of cross-ventilation, purge ventilation, mechanical ventilation, and mechanical cooling
    • Dynamic Thermal Modelling – Calculations and modelling for more complex developments
