An EPC is an Energy Performance Certificate, which gives information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC. An energy performance certificate is now legally required for all properties to be sold or let in the UK.
The SBEM calculates the monthly carbon dioxide emissions and energy used by a building given its construction, geometry, use, lighting equipment and HVAC. SBEM ratings are scored from a scale of 1-100, with 1 being the worst and 100 being a zero usage of energy.

A BREEAM assessment uses recognised measures of performance, which are set against established benchmarks, to evaluate a building’s specification, design, construction and use. The measures used represent a broad range of categories and criteria from energy to ecology.
Sustainability Reports & Consultancy
EAL Consult carry out sustainability consultancy working closely for and with architects, chief compliance officers and energy managers. Our work includes advising on energy efficiency, and renewable and building regulation compliance. It is advantageous to assess the various options at the design stage.
EAL Consult carries out energy audits including a full analysis of a building’s fabric and energy consumption, including energy monitoring. All audits include full SBEM calculations, with carbon footprint and recommendations. An Energy Audit will consist of an evaluation of the building’s thermal elements.
Display Energy Certificates
DECs are now admissible as part of ESOS Regulations 2104 which require companies that employ more than 250 people or have an annual turnover in excess of 50 million euros and a balance sheet in excess of 43 million euros. The ESOS Regulations 2014 bring into force Article 8 of the EU Energy Efficiency Directive.
The daylight calculations are carried out to determine the capability of natural light that is predicted to enter a room. When designing a building there are many daylight factors to consider to increase the amount of available light. Such as the size of the opening, room depth and view of the sky.
Environmental Impact Assessments
Environmental Impact Assessments enable environmental factors to be given due weight along with economic or social factor when planning applications are being considered. It helps to promote a sustainable pattern of physical development, land and property use in cities, towns and the countryside.
The Environmental Performance Statement (EPS) is a written document that is part of the planning application. It provides detailed data on a range of environmental conditions and helps to show how a proposed development will affect the environment.
Air Test Certificate
An air leakage test also known as an air tightness test or air permeability test, is a test to determine the level of uncontrolled air flow through gaps or cracks in the fabric of a building. Too much air leakage leads to unnecessary heat loss and can lead to discomfort.
By Law you must have an asbestos management plan such as that provided by an asbestos survey conducted on any non-domestic property that is over 8 years old. The Asbestos Survey Report will contain photos, a plan of your site
Local authorities generally require the impact of proposals to be assessed against the existing background noise levels. These usually have to be measured over a 24-hour period. All sound tests are undertaken in accordance with BS EN ISO 140.
The 2010 edition of Approved Document G (sanitation, hot water safety and water efficiency) mandates to have a predicted water consumption of 125 litres/person/day using the methodology outlined in the “Water Efficiency Calculator of New Dwellings”.
ESOS is the latest energy efficiency EU legislation which requires member states to impose a mandatory programme of energy audits for ‘large enterprises’. This means over 7000 of Britain’s biggest companies will be required to comply.
Energy assessments assesses and compares the options for complying with targets for new build against various data such as Co2 savings, capital costs etc. Most councils now require sustainability reports for any new build or significant extension.
